1. What BalaiPH Is

BalaiPH is a property listing and discovery platform. We connect buyers and sellers directly through listings and messaging. BalaiPH is not a real estate broker, is not a party to any sale, and does not process payments between buyers and sellers for property transactions.

2. Account Responsibilities

• You must provide accurate information when registering.
• You are responsible for keeping your password secure and for activity under your account.
• Sellers are responsible for the accuracy of their listings and for having the right to sell or lease the property listed.

3. Listing Promotions

Sellers may pay to promote listings under Featured or Premium plans. These fees cover visibility on the Platform only and are not connected to any property sale price or commission.

4. Prohibited Conduct

• Posting fraudulent, misleading, or unauthorized listings.
• Harassment or abuse of other users through the messaging system.
• Attempting to circumvent account verification or security controls.

5. Limitation of Liability

BalaiPH provides the Platform "as is." We do not guarantee the accuracy of listings, the conduct of users, or the outcome of any transaction arranged between buyers and sellers.

6. Changes to These Terms

We may update these Terms from time to time. Continued use of BalaiPH after changes take effect constitutes acceptance of the revised Terms.
